Fund I
For-sale attached housing on suburban in-fill land in Central Texas, priced for a household earning a working wage.
A fund built around one written mandate. The vehicle that follows Pepper Creek.
Pepper Creek is the mandate built once. Fund I is the vehicle for building it again, and this page will describe it when it exists.
Not yet formed.

The mandate is narrow on purpose. Attached for-sale product, in Central Texas cities inside the Austin economy, on in-fill land, at a price a household earning a working wage can carry, built by the sponsor's own construction arm. A narrow mandate is what lets a reader judge the sponsor on a kind of housing they can inspect, rather than on a category.
Pepper Creek is that mandate built once, in full, in its own partnership. What it proves, and how it proves it, is what the fund is organised around: the same product, the same sequence from land through entitlement, design and construction, and the same contractor, repeated on sites in the corridor as they qualify.
The fund is not yet formed. RGC's intention to organise it is stated here as a fact about the business and as nothing more. Its structure, what it holds and how it is put together are settled when it exists, and they will be stated on this page then rather than implied now. Sites under consideration for it are described only in the private portal, with their status, and only to people RGC already knows.
