The Townhomes at Pepper Creek Crossing
Temple, Bell County, Texas
One community, its own partnership, one exit.
One hundred and ninety-two for-sale townhomes in a Central Texas city that is adding jobs faster than it is adding housing a working household can carry.
Under development.

Temple sits in the Killeen, Temple and Fort Hood metropolitan area, a city of roughly ninety thousand people that draws its employment from Fort Hood and from the Teague Veteran's Medical Center, which alone carries more than 2,700 full-time positions. Austin is forty-five minutes away. Its schools carry an A rating from the state.
What that market has almost none of is new attached for-sale housing at an attainable price: 981 attached units in a city of 37,299 homes. The community is one hundred and ninety-two townhomes in forty-eight buildings, every home two storeys with a minimum of three bedrooms, an attached garage and its own rear yard, ranging from 1,230 to 1,700 square feet, with prices beginning at $199,900.
RGC acquires the land, entitles it, designs on it and builds it, all inside one group of companies. The general contractor is the sponsor's own construction arm under a design build contract and an AIA guaranteed maximum price contract, which is the mechanism that holds the cost where the underwriting put it.
It is one community in its own partnership, and it stands on its own. How it is structured is described to the people RGC already knows, in the private portal, after a conversation.
